The property is an ancient farmhouse and three bedroom converted barn in two acres of land with an unobstructed panoramic view, situated in the heart of the Aveyron countryside but only ten kilometres from the bastide town of Villefranche de Rouergue. The buildings themselves are approached via a 150-metre-long drive, on one side there is a duck pond followed by a vegetable garden, on the other side there is an orchard, lawn and fishpond.
The main house is entered via a ramp which leads up to the first floor. This is the hub of the home. It is one large room with a disabled toilet/cloakroom at the far end. Also at the far end is a granite work topped kitchen area. Coming forward is a four-metre-long dining table. Coming forward again leads to the lounge area with ten upholstered armchairs facing the television and a 26-kilowatt woodburning stove which provides hot water and central heating. Just inside, on either side of the main door is the office/study/computer area. Also, on one side at this end of the building is a spiral staircase which leads to the gallery/balcony that creates a vaulted ceiling to the lounge area below.
Right at the very end of this floor level is a stone staircase to the ground floor and a carpeted staircase which leads to the upper floor master bedroom. At the side of the staircase is a four person lift which serves all floors.
Going back to the ramp. The driveway splits and continues on either side of the ramp. On the roadside of the ramp there is a downhill gradient to a forecourt. On the righthand side of the forecourt there is a stable door which gives directly into the old barn cave, which is now two ground floor double bed en-suite guest bedrooms plus a laundry and utility area.
Going back to the forecourt, on the roadside is the old stone-built hangar. This was completely rebuilt ten years ago. There is parking for two cars and there is an open storage area above. At one side of the parking area is a brick-built bread oven which at one time was used to provide bread for the whole hamlet.
Going back to the forecourt, facing you is the 150-year-old farmhouse with three cave doors plus a stone staircase which leads to the old first floor living quarters.
Looking at the farmhouse it is possible to see that the end nearest the road was built as an extension to the original house, whilst there are interconnecting doors at first and second floor level this part of the farmhouse has now been recently upgraded to a completely separate modern T3 apartment.
The old farmhouse itself, with its own well, stone fireplace and old kitchen sink is still as it was like in the 1950`s, however, the ground floor cave now has a concrete floor, drainage, bathroom, toilet, wine cellar, water and electrics all partially installed.
The upper two floors except for the new double glazed windows and new entrance door that gives to the exterior stone staircase is a blank canvas.
Going back to where the driveway splits the other side continues round the side of the property to the lift entrance and a mostly lawned garden area where the only noise you can hear is the sound of the birds singing.
Because of its position on a popular highway, it would not only provide a large comfortable dwelling for an extended family, but it could (subject to the possible necessary planning permission) provide an income such as four bed and breakfast rooms (fire alarm and emergency lights are already fitted) plus these are all suitable for the disabled. In conjunction with this or separate it would be possible to use the land as a campsite, duck or animal farm, or my favourite, which we would do if we were younger, a garden centre.
